Pleasant Prairie subdivision nears final buildout: Here is the timeline for the last 42 lots
A high-end 78-home subdivision in Pleasant Prairie is nearing its final buildout.
Site work is set to begin early this fall on the second and final phase of the Cedar Ridge subdivision, developed by Cedar Ridge Investments LLC with Brookfield-based Korndoerfer Homes operating as the homebuilder.
The village’s Plan Commission plans to take up a developer agreement and final plat approval Monday at 6 p.m. for the project’s remaining 42 single-family lots, according to a village staff report. The Village Board is expected to take final action on the approvals at its July 27 meeting, according to the village Community Development Director Rob Hanson.
The site’s second phase rounds out a 78-lot development set on 40 acres west of 47th Avenue at 113th Street, where the Village Board conditionally approved a preliminary plat in March 2024.
The project’s first phase, which calls for 36 single-family lots, continues to advance with 25 lots sold, 12 permits issued, eight homes under construction, and four completed, said Wolf Korndoerfer, managing member of Cedar Ridge Investments LLC and founder of Korndoerfer Homes.
Three buyers have moved into homes, and four homes are slated to begin construction within the next 90 days, Korndoerfer told the Business Journal.
“We fully expect that we will be sold out in phase one well before we get phase two online,” said Korndoerfer.
